In short: Bahria Town Lahore runs net metering itself. You do not apply on LESCO’s Net Billing Portal; you apply to Bahria Town’s Net-Metering Office, and Bahria Town’s own rules apply:
- a service fee of Rs 75,000, the only fee listed in Bahria Town’s net-metering SOP
- a monthly limit on exported units by plot size, called the “Capping Policy” (1,200 units for a kanal and above in September 2026)
- only installers registered with Bahria Town, Tier-1 equipment and three-phase inverters
Net metering there is for homes only, and a structure can be at most 9 feet above the roof.
Last updated: 21 September 2026. Based on Bahria Town Lahore’s Net-Metering SOP, feasibility form and undertaking published on its e-billing website (documents dated 2025). Sources are listed at the end.
Why net metering works differently in Bahria Town
Most homes in Lahore are LESCO customers. They apply for net billing under NEPRA’s Prosumer Regulations 2026, on the PITC Net Billing Portal, as explained in our guide to LESCO net metering and net billing in Lahore. Those regulations apply to licensed distribution companies such as LESCO.
Bahria Town Lahore takes its electricity from LESCO in bulk, then distributes it to homes and bills residents itself. Its net-metering SOP says Bahria Town operates the service “without support from LESCO/NEPRA”. In practice this means a Bahria Town home follows Bahria Town’s SOP and Capping Policy, not the LESCO process. Some websites say NEPRA’s net billing rules apply in Bahria Town exactly as they do elsewhere in Lahore. Bahria Town’s own documents do not say that.

The 7 steps in Bahria Town’s SOP
- Feasibility assessment. Submit the Feasibility Assessment Form at the Net-Metering Office with a copy of your allotment letter, your original last paid bill and a copy of your CNIC. The team checks feasibility within 10 working days, including your plot size, consumption and the transformer serving your street, and sanctions the maximum solar and inverter capacity for your house. The SOP says this approval is valid for 30 days, while the form says 45 days, so confirm the date on yours. Do not install anything before this approval: earlier installations are not considered. If net metering is not feasible, an off-grid system is allowed.
- Installation. Only installers registered with Bahria Town may install solar inside Bahria Town. The system cannot be bigger than the capacity in your feasibility report, and only Tier-1 panels, inverters and materials may be used. Earthing bores outside the building are not allowed.
- Metering point upgrade. A standard 22″ × 18″ meter box and standard cable work (16 or 25 mm², 4-core, without joints). Tell the Net-Metering Office at least one week before this work. Working on the metering point without permission can lead to a heavy fine.
- Building rules for the structure. See the next section.
- Documents. Submit the file listed below.
- Inspection. Hand in the documents at the Billing Department to get a diary number. A physical inspection follows within 7 working days. Major objections close the application; minor ones get 3 days to fix. The Billing Department then issues the Rs 75,000 service fee challan.
- Green meter. Submit the paid challan. The green meter is installed within 7 working days. Your next bill uses the final reading of the old meter, and the bill after that switches to the net-metering format.
Documents you need
For the feasibility application:
- Feasibility Assessment Form
- Copy of the allotment letter
- Original last paid electricity bill
- Copy of your CNIC
For the net-metering file, after installation:
- Approved feasibility report (original)
- Net-metering file in the AEDB format, signed and stamped by the installer and the applicant
- Printout of the validation email your authorised installer sends to Bahria Town
- Undertaking on e-stamp paper in Bahria Town’s format
- 12 colour photos of the installed equipment in Bahria Town’s format
- Stability certificate, and a layout plan with section details of the mounting structure
Building rules for the solar structure
- Height: at most 9 feet above the roof and 3 feet above the mumty roof, including the panels.
- Edges: panels must not stick out beyond the building or over open spaces.
- Foundation: the structure sits on concrete pads on an RCC slab, using 16-gauge stainless steel.
- Roof: the installation must not affect drainage, waterproofing, skylights or open patios.
- Safety: a 3 kg CO2 fire extinguisher must be placed near the inverter.
- Inverter: three-phase inverters only, as stated on the feasibility form.
Export limits: the Capping Policy
Bahria Town limits how many units a house can export each month. The limits are printed on its net-metering bill format, and the SOP says the Capping Policy may be revised from time to time. These were the figures on Bahria Town’s e-billing website in September 2026:
| Plot size | July | August | September |
|---|---|---|---|
| 5 marla | 550 units | 550 units | 500 units |
| 8 marla | 660 units | 660 units | 600 units |
| 10 marla | 880 units | 880 units | 800 units |
| 1 kanal and above | 1,320 units | 1,320 units | 1,200 units |
The undertaking you sign also lets Bahria Town decide not to adjust exported units at all, and Bahria Town does not publish the rupee value of an exported unit. Ask the Billing Department how export credit is valued on your bill before you settle on a system size.
What this means for your system size
- Size for your daytime use, not for export. With exports capped and their value unpublished, the units you use yourself are the ones that reliably cut your bill. For example, PVGIS data shows a 10 kW system in Lahore producing about 1,250 units in September. If the house uses half of that during the day, it exports about 625 units, which is within the 800-unit September limit for a 10 marla house.
- Evening-heavy homes: if most of your use comes after sunset, a battery can store daytime solar instead of exporting it. See our guide to hybrid solar systems in Lahore.
- Your feasibility report sets the ceiling. Bahria Town sanctions the maximum capacity for your house, so get the approval before you buy equipment. For how to size a system from your bill, see our guides for a 1 kanal house and for 5 and 10 marla houses.
Tips before you start
- Ask your installer to show their Bahria Town registration. Unregistered installers are not allowed to install solar inside Bahria Town.
- Keep the original feasibility report safe. The SOP treats it as the reference document for every later step.
- Budget separately for the Rs 75,000 fee and any meter box or cable upgrade, on top of the solar system itself.
- Plan elevated structures within the 9-foot limit before ordering steel.
- If you live in Bahria Orchard or another Bahria project in Lahore, confirm with the office which rules apply to your block.
Frequently asked questions
Can I apply for Bahria Town net metering on the LESCO portal?
No. Bahria Town Lahore handles net metering through its own Net-Metering Office. The process starts with a paper feasibility form submitted at the office.
What is the net metering fee in Bahria Town Lahore?
Bahria Town’s SOP lists a service fee of Rs 75,000 as its only net-metering fee. The meter box and cable upgrade, and the solar system itself, are separate costs.
How many units can I export in Bahria Town Lahore?
It depends on your plot size and the month. For September 2026 the limits were 500 units for 5 marla, 600 for 8 marla, 800 for 10 marla and 1,200 for 1 kanal and above.
Do NEPRA’s 2026 net billing rules apply in Bahria Town Lahore?
Bahria Town’s SOP says it runs net metering without support from LESCO or NEPRA and applies its own Capping Policy. Its documents do not adopt NEPRA’s net billing rules, so check the current terms with the Net-Metering Office.
Is net metering available for shops and offices in Bahria Town?
No. Bahria Town’s SOP says its net-metering guidelines apply to residential consumers only.
How long does Bahria Town net metering take?
The SOP sets 10 working days for feasibility, 7 working days for inspection and 7 working days for the green meter after the challan is paid. Installation and paperwork time come on top, so plan for about one to two months.
